  • Zen Breckenridge unique features is that it is a beautiful mountain home property and close enough in the summer to walk to downhill to all the shops.  It is a large luxury home with space to sleep 16 people. 

  • Regulations make this area special as there are a few hoops to jump through in order to be able to maximize ROI for the Owner’s investment.  The city of Breckenridge added in 2023 the restriction of 35 stays in one year as the maximum # of reservations the property can have in this zone.  We are in year 2 of this, and have figured out the best way to deal with this. We answer all of our guests usually within 5 minutes.  Most of our messaging is handled with our Channel Manager Software and is automated.  We personally message all inquiries for that personal touch. 

when we are your property managers we assign access to our Channel Manager Software so you will have your own login to see all of the bookings, which you can get insights as to occupancy rates, ADR, revenue per month or per reservation.  You will also receive an Owner Statement by the 10th following the end of the previous month

We consider all new clients and once we have our initial meeting, I will know better if we are a good fit for you and vice versa.  We have several smaller homes in our portfolio that are unique or luxury and it helps to stand out in this competitive market.

  • We are looking for how updated or new your home is.
  • We are going to count bedrooms and possible other places to add more beds.
  • How many bathrooms is crucial for a luxury home to be able to host more than 12 people is the boundary we like to make for serious $.
  • Does your home possibly have a place for more than one living room? This is really an important feature for a larger, luxury home.
  • Can we take the garage and add a game room or maybe somewhere else?
  • We look for so many other things too… it’s our magic!

We use Dynamic Pricing to help us as a fantastic tool to ensure that you are equipped with the best rates. Pricing is not something where you set it and leave it, it is something that we adjust often and sometimes daily or weekly as needed. We keep a very close watch.

When we manage your property we achieve a pretty high occupancy rate compared to your average host and this will make a huge difference in how much you get as an ROI for your property.  We call this the careful combination of science/ art & the fact that we are pros at this and know how to tweak pricing in order to get the best occupancy rates as well as considering the listings are optimized and maintained on a regular basis. This completely sets us apart from most of our competition alone.

We supply you with an Owner Statement by the 10th of the month and then pay the respective jurisdictions for the lodging taxes via Avalara.  Investors get paid once they approve the Owner Statement for that month. All Revenue is collected and kept in a Trust Account. 

We feel it is paramount that you can use the property as it is yours and one of the best benefits to owning a home that you do STR with is so you can visit it often.  Personal use can be blocked off using our Channel Manager or we can help you block out “Owner Stays”.

We strongly suggest having Video Surveillance Cameras outside of your property, both in the front entryway, any side entrance and also in the backyard if you have a pool for insurance purposes.

We suggest having Noise Devices if the house is large and if there are neighbors close or if the regulations require them.  

As Full Service Property Management, we will be managing all Cleaners, Maintenance people and others that are needed in order to ensure your property is maintained in good working order as well as for guests satisfaction. All Fees associated with paying vendors is passed on to Investors and will be reflected in the Owner Statement at month end.

We Require Professional Photography if you want to hire us as this is one of the most important factors in a successful listing and especially in today’s market where competition is fierce. We also go one step further and also get Drone Footage as well as Twilight Photos and it makes our listings stand out against everyone else.

As the Host of your property, we launch all listings and optimize them regularly with descriptions, photos arranging, as well as pricing.
